From our first visit your best interests will be our priority. We will offer advice on what is required prior to letting the property, such as an Energy Performance Certificate, Electrical Safety Report, Gas Safety Certificate and anything more specific to your home which may be needed. Our aim will be to maximise your rental income, whilst also sourcing the most suitable tenant(s).
We offer a fully managed service, or a let only service which can then be tailor made to embrace further requirements.
For both services we record full measurements and descriptions of each room and outside, together with taking internal and external photographs. We then produce a customised set of particulars for the property which will be forwarded to you for approval.
When the time is right, we will begin marketing the property on rightmove and other property specific portals and social media platforms. We display window cards in our Fakenham and Wells-next-the-Sea branches and can arrange for a 'To Let' board to be erected, if you wish. We send details to all potential tenants who have registered with us and we then follow this process up to gain each parties thoughts and arrange suitable viewings.
Upon receipt of all enquiries we establish as much information from each prospective tenant as we can, to ensure they are best suited for your home, we will accompany each applicant who views the property and will gain all feedback they can offer. We continuously monitor marketing material, interest levels and market conditions, in order to keep you regularly updated of progression.
Following securing an interested party for the property, we take your instructions as to the service level you require us to provide, but we are able to reference tenants, produce an Assured Shorthold Tenancy Agreement, register the deposit with the Deposit Protection Scheme (DPS) undertake a Schedule of Condition & Inventory, carry out Right to Rent checks and produce a Tenant pack (including “How to Rent” guide, utility set-up pack, DPS prescribed information, standing order mandate, EPC, electrical report and gas safety certificate). When the new occupier has settled in the property, we can also provide additional services, such as property inspections which we report to you fully on. We can arrange for any recommended works to be carried out whether emergency or routine, we can serve notices whether they be novation of contract, rent review, or termination of the tenancy and we could handle any matters in connection with release of the deposit.
